Meet the Team

Spencer Tichner is the founder of Alt-1 Partners and President of Tichner Builders, a family-run contracting firm with over 40 years of experience in New York City, Long Island, and South Florida. As both a licensed real estate broker (CB Warburg Realty) and a seasoned general contractor, Spencer brings a rare dual perspective to every project:. He understands the financial and regulatory complexities of property acquisition while also managing the technical execution of construction and renovations.

Over the past two decades, Spencer has led projects ranging from residential/commercial conversions and co-op renovations to medical, retail, and food & beverage spaces. At Alt-1 Partners, his specialized focus is commercial-to-residential conversions — particularly underutilized medical and office spaces in co-op and condo buildings that can be reimagined as high-value residences.

Spencer’s strength lies not only in his construction expertise but also in his vast relationships with architects, expeditors, and building professionals, enabling him to streamline approvals, filings, and design execution. With deep knowledge of NYC Department of Buildings filings, ALT-1/ALT-2 conversions, and investor partnerships, he offers strategies that deliver efficient approvals, accurate cost projections, and profitable outcomes for boards, owners, and capital partners.

Outside of work, Spencer is a dedicated family man and avid golfer, often bringing the same strategic mindset and competitive focus from the course to his business ventures.
